Data sources

Fair Market Rents are the official FY2026 figures from HUD User (FY2026 FMRs are effective October 1, 2025; retrieved 2026-06-11). We refresh the dataset each fall when HUD publishes the new fiscal-year FMRs. Every FMR area in the country is covered — all 2,622 of them.

FMR is published at the FMR-area level (metro or county), not by ZIP code. What a voucher actually pays in your unit depends on the local housing authority's payment standard and rent-reasonableness review — always confirm with the housing authority.

How the calculators work

Standard formulas, no magic: amortized payment math for the mortgage, NOI ÷ debt service for DSCR, annual cash flow ÷ cash invested for cash-on-cash. The math is unit-tested against hand-worked examples. The commentary around the numbers is our operating opinion — take it as that, not as financial or lending advice.
